To permit a lot frontage of 17 metres, whereas the minimum lot frontage is 30 metres; Phase 2: a To permit a minimum lot area per unit of 175 square metres, whereas the minimum lot area is 250 square metres per unit; a To permit 60 units ¡ler hectare, whereas the maximum density is 40 units per hectare; To permit 10% landscaped open space, whereas the minimum landscaped open space is 30%; To permit a 90o/o lot coverage, whereas the maximum lot coverage is 40%; and To permit 4 parking spaces, whereas 8 parking spaces are required. That Application P1V4R20150014 in the name of 1683138 Ontario Ltd. BE APPROVED for the reasons that the variance is minor in nature, desirable for the appropriate development of the Iands and maintains the purpose and intent of the Town's Official Plan and Zoning By-law. DECISION GRANTED CONDITIONS: 1 That units 6 to 9 be constructed within one year, 2 That phases 1 and 2 be merged in title within one year to the satisfaction of the Town of Lincoln.
